CHULA VISTA HARBOR PARK COMMUNITY MEETING #2
PETERSEN STUDIO presented schematic design alternates for Chula Vista Harbor Park to the community of Chula Vista on Thursday, January 10. We received a tremendous amount of helpful feedback from members of the public and will be integrating recommendations into a cohesive schematic design over the next several weeks. A schematic plan for Harbor Park will be presented during the next Harbor Park community meeting.
TUSTIN HANGAR PARK COMPETITION
PETERSEN STUDIO was selected as a finalist for the competition for Hangar Park in Tustin, California. The park will surround the iconic South Hangar (Hangar 2), one of the largest wooden structures ever built, and home to Lighter-than-Air Blimps during the early 20th Century and will anchor Tustin Legacy, a community centered on the former Marine Corps Air Station in Tustin. 24TH & HARRISON
PETERSEN STUDIO is completing Construction Documents on a 437-unit residential high-rise project at 24th and Harrison Streets near the edge of Lake Merritt in downtown Oakland. The centerpiece of the project is the 35,000 sf Amenity Deck. This extensive podium landscape integrates a large pool deck with 80’ lap pool, an amenity pavilion surrounded by generous indoor/outdoor wood terraces for outdoor exercise and socializing, a large multi-use lawn for events and passive recreation, and intimate garden rooms, all interwoven within a framework of colorful gardens in every season.
A cantilevered shade structure wraps the pavilion and extends along the edge of the pool deck, providing a band of architectural shade that complements the informal drift of flowering shade trees. A perimeter tree frame along the walls of the L-shaped tower combines with a linear bamboo scrim along the edge of the windowless adjacent development for dramatic vertical garden containment, and subtle grade changes heighten views while providing shelter from cool breezes.
BURLINGAME POINT GROUNDBREAKING
PETERSEN STUDIO is collaborating with Gensler on the 17-acre Burlingame Point Development, a dramatic new Office/R&D campus on Burlingame’s waterfront, 1 mile south of San Francisco’s International Airport. The campus includes four mid-rise office buildings and an amenity building organized around a 1000’-long central mall that orients the campus to the bay. The mall’s green roof landscape is designed as a hyperbolized coastal prairie, with diverse seasonal natives that deliberately exaggerate the changing of the seasons. Plazas and courtyards adjacent to ground floor dining and meeting spaces encourage indoor-outdoor campus activities and programmed outdoor events. Six acres of the central campus landscape is on-structure over large underground podium garages, allowing the campus to maximize publicly-accessible open space within a cohesive pedestrian environment. Rooftop terraces on each office building provide more intimate spaces for outdoor work, dining, and social activities with panoramic views across the bay.
The project will restore several acres of coastal scrub and prairie habitat while activating the waterfront with a multi-use Bay Trail promenade, picnic plazas, seating terraces, and overlooks that cantilever dramatically from the shoreline revetment. Interpretive nodes along the waterfront will engage visitors in coastal ecology, habitat restoration, storm water management, and sea level rise – topics that are visibly represented within the surrounding landscape. Construction of Burlingame Point officially broke ground February 13th, and will be completed in 2019.

DOWNTOWN OAKLAND RESURGENCE
PETERSEN STUDIO is currently leading the landscape architectural design of three mixed-use podium/tower projects in downtown Oakland. These urban infill projects represent over 1000 residential units across the price spectrum, mitigating the Bay Area’s housing shortage, while encouraging high-density sustainable urban living. These projects collectively integrate 3 acres of roof terrace, roof garden, and green roof landscapes that will enrich the lives of residents, support local ecologies, reduce stormwater runoff, and minimize heat loading. 80,000 square feet of ground-level retail, enhanced streetscapes, pocket parks, and plazas will encourage pedestrian activation throughout the downtown core.

MAKER'S QUARTER RESIDENTIAL HIGH RISE
PETERSEN STUDIO is completing Design Development drawings for the Streetlights High-rise Residential Development in downtown San Diego’s Maker’s Quarter District. Working in collaboration with lead architect Carrier Johnson, Petersen Studio is designing two ground-level pocket parks, perimeter streetscapes, private garden terraces, a 6-story green wall, and a 17,000 square foot Amenity Deck on the roof of the garage. The highly-programmed Amenity Deck features a swimming pool with fountain jets, a fitness center with an outdoor exercise plaza, a DIY makers garage, and a tree-shaded deck with cafe seating and outdoor fires, set within a rich garden environment overlooking San Diego’s downtown skyline and bayfront.
The development includes a 30-story residential tower, a 7-story residential mid-rise, a 10-story garage, and ground-level restaurant and retail spaces that work in synergy with parks and streetscapes to enrich and activate surrounding districts. Construction is scheduled to begin summer 2016.

CHULA VISTA BAYFRONT PARKS
PETERSEN STUDIO is leading the programming and design of the 46-acre Chula Vista Bayfront Parks, the central public-realm catalyst for the 535-acre CVB District, southern California’s last major post-industrial waterfront redevelopment opportunity. The KTU+A / PETERSEN STUDIO Design Team was recently selected amongst a competitive field including many of the top landscape architects in the country, and we are thrilled to have the opportunity to work with the Port of San Diego, the City of Chula Vista, and local communities to realize their long-held ambitions for this vast underutilized waterfront.
The project includes two large dichotomous parks, representing the full spectrum of San Diego’s diverse waterfront park experiences. Sweetwater Park, adjacent to the San Diego Bay National Wildlife Refuge, will focus on natural resource restoration and environmental education, with miles of trails, boardwalks, and overlooks set within a 21-acre mosaic of restored coastal scrub, maritime dune, and salt marsh. Harbor Park, adjacent to the planned Resort Conference Center/Hotel and the existing Chula Vista Marina, will become an actively-programed waterfront destination, with amenities including multi-use civic event spaces, family/play areas, plazas, gardens, public art, water features, a mile-long waterfront promenade, water access and water recreation opportunities, and potentially a new urban beach for south bay residents.
Initial tasks include programming, validation of the preliminary $46 million parks budget, and conceptual phasing strategies that prioritize key amenities for residents and visitors while supporting ongoing development. Park improvements will be phased in conjunction with surrounding redevelopment.
